End-of-Tenancy Inspection
Description: On the final day of the tenancy, an inventory clerk will meet the vacating tenants at the property to collect the keys and assess the property’s condition in comparison to its state at the beginning of the tenancy.
Process:
- Property Handover:
- Once the property is handed over to us, we conduct a thorough inspection, comparing its current condition to the initial inventory and check-in report.
- The inventory clerk will take new photographs of any defects or issues, as well as overview pictures of each room/area, to compile a comprehensive check-out report.
- Detailed Inspection:
- The clerk meticulously documents any damage, marks, cleaning, or maintenance issues.
- Meter readings are taken and recorded.
- Keys are documented and returned to the landlord or agent.
- Major issues are reported immediately for prompt action.
- Report Compilation:
- The final report includes the original check-in report with an additional column detailing the condition at check-out next to each item.
- All defects are itemised to fully support any claim against the tenant’s deposit, ensuring it withstands scrutiny in the event of a dispute.
- A handy summary section at the bottom of the report lists all defects and corresponding actions for easy reference.
Mid Term Inspections
Description: Midterm inspections are a crucial tool in the event of a tenancy deposit dispute, providing valuable documentation of the property’s condition during the tenancy.
Inspection Process:
- Comprehensive Inspection:
- One of our experienced clerks will visit the property to conduct a thorough inspection.
- The inspection includes taking detailed photographs and providing written text to give an overview of the property’s general condition and cleanliness.
- Documentation of Issues:
- Any evidence of smoking, unauthorised occupancy, pets, or general misuse of the property and terms of the tenancy will be meticulously documented.
- The clerk will also inspect for maintenance and compliance issues, including signs of water ingress, damp, condensation, and mould.
- Compliance issues such as blind cords, smoke and CO2 alarms, and overloaded electrical plugs will also be recorded.
